The 100kW Death Sentence: Saturated Infrastructure

The furious rush to deploy Heavy AI has created an absolute nightmare for the global commercial real estate market: The Legacy Air Gap. It's a $500 Billion crisis that nobody wants to talk about.

For decades, data centers were architected explicitly for air-cooled hardware. Giant rooftop CRAC units and monolithic raised floors were designed to blow 70°F air across servers generating a weak 15kW of heat per rack.

The Wall of Exhaust

Modern AI hardware scoffs at 15kW. A single NVIDIA rack will demand upwards of 155kW. Air cooling is physically incapable of absorbing this much heat density. Fluid dynamics simply collapse—the server intake fans end up choking on their own superheated exhaust.

"You can't just slap a water-block onto a server inside an old facility. These massive buildings completely lack the hydraulic pipes, the industrial reservoirs, and the facility chillers required for a liquid-loop conversion."

Right now, thousands of legacy data center grids are being designated as massive "stranded assets." They cannot host AI compute, yet they are way too expensive for operators to demolish and rebuild from scratch. It is an industry-wide paralysis.
